Flyers and feature sheets for real estate agents
Build a listing flyer, a property feature sheet, an open-house poster, or a just-listed postcard in your browser. You add the photos and the details. BrochureBoss gives you the layout tools and a print-ready PDF.
What agents and brokerages make with it
A listing usually needs the same few pieces of paper: a one-page flyer or feature sheet for the front table, a brochure for buyers who want more, a poster for the open house, and a postcard to tell the neighbors. BrochureBoss lays out all of them with the same tools: text frames, pictures, shapes, tables, and rulers with snapping guides.
Because it is a layout program and not a fill-in form, you decide where the hero photo, the price, and the specs go. A table holds beds, baths, square footage, and other facts in a tidy grid with a shaded header row. Linked text frames let a long property description flow from one column into the next, and a master page keeps your footer and page numbers the same on a multi-page brochure.
Templates to start from
Twelve templates ship with the app. These are the ones real estate agents reach for first.
-
Event flyer
Letter portrait with big type and a gradient banner. Swap the headline for the address and the details for open-house times.
-
Tri-fold brochure
Letter landscape with fold guides and text frames already in place. Room for photos, a description, and a floor plan placed as a picture.
-
Postcard
A 6 x 4 inch postcard with merge fields for first name, address, city, state, and ZIP. Use it for just-listed and just-sold mailings.
-
Business card
A 3.5 x 2 inch card with bleed already set for a print shop.
-
Blank page
An empty Letter portrait page for a feature sheet laid out your way. There is no dedicated feature-sheet template yet.
-
My details
Enter your name, job title, phone, email, website, and license or registration once, and documents that use those fields pick them up.
Photos that print sharply
Listing photos make or break a flyer, so BrochureBoss checks them for you. Place JPG, PNG, GIF, or WebP pictures and choose how each one fits its frame. Then click Check: a picture that works out to under 150 DPI at its printed size gets a warning, and under 100 DPI gets an error, so a soft hero photo is caught before you print. Check also runs spelling, and merge printing warns you about fields that have no matching column in your spreadsheet.
From blank page to PDF
-
Pick a starting point
Click Templates and choose Event flyer, Tri-fold brochure, or Blank. Or bring in last year’s flyer with Import .pub.
-
Add the listing
Place photos, type the address and price, and build a specs table. Items snap to margins and guides so everything lines up.
-
Check and print
Run Check, then choose Print / PDF and Save as PDF. Fonts embed in the PDF, and you can turn on bleed and crop marks for a print shop.
Straight talk: BrochureBoss is layout software that you run yourself. It does not design, print, or deliver anything for you, and it does not pull listing data from an MLS: you type the details or merge them from a CSV. You save a PDF and print it on your own printer or take it to a print shop. Colors are RGB, so a shop that needs CMYK separations converts on their end.
Questions
-
Can I make a real estate feature sheet in BrochureBoss?
Yes. There is no dedicated feature-sheet template yet, so start from the Blank page or the Event flyer. Add a large photo, a text frame for the description, and a table for beds, baths, square footage, and price.
-
Does BrochureBoss print or design the flyers for me?
No. It is software you use yourself. You lay out the page, save it as a PDF through your browser’s print dialog, and print it on your own printer or at a print shop.
-
Can I make just-listed postcards for a mailing list?
Yes. The Postcard template has merge fields ready. Load a CSV, preview the records on screen, and run one printed copy per record, up to 500 records per print run. The Mailing labels template handles the address labels, 30 per sheet.
-
Will my listing photos print sharply?
The Check button warns you when a picture is under 150 DPI at its printed size and flags it as an error under 100 DPI. If a photo is too small for the size you want, make it smaller on the page or use a larger original.
-
Can I reuse my old Publisher flyers?
Yes. Sign in, choose Import .pub, and your file opens as an editable layout. It is an approximation, not a pixel copy, and the app lists anything it could not bring across. See how to open a .pub file without Publisher.
-
Is it free?
Yes, during the browser beta. A downloadable desktop app is planned for early 2027 and its pricing is not set yet. See pricing.
